We get asked a lot, “What kinds of improvements can we make to our home that will give us good resale value?”
We know that some of you reading this are in your forever home, and you’re not thinking about selling. And that’s great! But many people find themselves in the situation of needing to move for a job, or to downsize, or to upsize to accommodate a larger family. At some point, you’re going to have to sell your house. We want to make sure that you’re investing in an improvement in remodels that are actually going to increase the value of your home. In our experience, we’ve found that there are three areas of your home that you a remodel that will actually add value to your home.
1. The kitchen
Not only does remodeling the kitchen give you a “Wow!” factor, but it actually adds value to the home as well. If you’ve ever watched any home show you’ve seen everyone drooling over the gourmet kitchens and double ovens, etc. People want nice kitchens! So if you’re trying to figure out which room to remodel first, upgrading the kitchen is a huge plus for any home. Think about it—we spend a lot of time in the kitchen! Whether you cook or not, a lot of conversations happen in the kitchen, school lunches are made there, etc. So if you’re going to put some money into your home, put it into the kitchen.
2. The bathrooms
Most importantly, the master bathroom. Often couples who live in a smaller home or in an apartment are crammed into a tiny bathroom, sharing what space there is. So when we’re able to come in and open up the space and give you the bathroom of your dreams—it’s amazing! We’re in the bathroom every day, getting dressed, showering, everything, so you want your master bath to feel like an oasis. And so do homebuyers! So remodeling the bathroom is another way to get a “Wow!” factor for your house.
3. The floors
Hardwood floors are going to bring in more dollars when you sell your house. People will pay more for a home with hardwood floors as opposed to carpet. Again, it’s that “Wow!” factor when they walk in and see beautifully taken care of hardwood floors.
Even if you’re not selling immediately, odds are you are probably going to sell your home at some point. But if you’ve been thinking about selling some time and wondering what you can do to add to your resale value, these are the three that we think will bring you the most return on your investment.
